The Process to Obtain Your Energy Peformance Certificate (EPC)


The process of arranging you assessment, having your property inspected, and receiving your Energy Performance Certificate could not be easier.

Simply contact me to arrange an inspection date & time which suits your needs and availability and we will do the rest. The following process covers the key activities:


Appointment and Confirmation

1. Acknowledge & confirm appointment via phone, post or e-mail to you (or your chosen agent where applicable), explaining details of the assessment procedure.

2. Send you a ‘pre-survey questionnaire’ asking basic facts about the property which will assist the inspection, simply answer the points you know. Can be returned pre-visit or on the day. For example click Pre-survey questionnaire

3. Inspection process should take approx 45mins - 1 hour at the property.



The Property Inspection

4. On arrival the Domestic Energy Assessor (DEA) will introduce themself, explain the process and carry out Health & Safety ‘risk analysis’ Internal / External for safety purposes.

5. Will require access to all rooms in the property, including (where applicable) Loft, Electric / Gas Metres, Extensions, Conservatory, Rooms in roof etc.

6. Will draw sketch plan of property then work through each room taking precise measurements and capturing all relevant data (eg; property age, construction material, heating & hot water systems and controls, loft insulation, hot water cylinder insulation, glazing type, low energy lighting etc).

7. We are also required to take photos of all above elements to act as evidence to support the data, and subsequently your Energy Performance Certificate.

Note – your property will be fully respected at all times during the inspection, anything moved for access will be moved back. We even wear shoe covers to protect your floor!



Produce the Energy Performance Certificate

8. All inspection data will be downloaded to software and your Energy Performance Certificate produced. A detailed check is then made to validate details and energy recommendations.

9. The completed EPC will be sent (via post or e-mail) to the property owner / and or agent within 2 days (same day by arrangement), and all findings fully explained.

10. The EPC will then be lodged with Landmark Registry, the government portal, where copies of all Certificates are stored.


What do you need to do to help?

Not a lot really, we ask only you assist the process with the following;

Arrange for a suitable person (over 16 year age) to be present at the property, and have keys and any required paperwork to assist (eg; double glazing invoices, boiler manual etc).

Briefly show the Domestic Energy Assessor around the property pointing out the key areas, and answer any questions that will assist the inspection.

Try to complete the pre-survey questionnaire where possible – not essential but will help speed the inspection. You can download the Survey here:
